Why direct bookings matter even if the platforms bring most guests

Every booking that arrives through a platform carries its commission, and every returning guest who books through the platform again pays it twice: once to find you, once to come back. A direct booking website gives repeat guests, referrals and anyone who found you on social media a way to book you without the middleman. Few managers move their whole business direct; the goal is to stop paying a finder's fee on guests you already found.

Reads the same calendar, so it cannot double book

The booking page is not a separate widget with its own availability. It reads the same booking calendar your team and your connected channels use, and a stay that overlaps an existing one on the same unit is rejected by the database itself. A direct booking closes the dates everywhere else on the next sync.

Priced by the rules you already set

Guests see the same quote your team would calculate: base and seasonal nightly rates, weekday adjustments, the best applicable length-of-stay, last-minute or early-booking discount, any discount code, the cleaning fee and tourist tax. The calculation is one shared piece of code used by the booking page and the back office, so the two can never quote a guest different totals. The rules themselves are covered under pricing rules.

Instant booking or request to book

Some managers want every available night to be bookable on the spot; others want to vet a guest first, especially for large groups or high-value homes. The booking page supports both: switch instant booking on and a valid request becomes a confirmed stay immediately, or leave it off and each request waits for your approval.

Each unit can also be taken off the booking page individually, which is useful for a property whose owner only wants platform bookings, or one that is let on a long lease part of the year.

Getting paid without a payment processor of your own

Card payments run through Stripe Connect: the guest pays, and the money lands in your own Stripe account rather than passing through ours. You can also take bookings with bank-transfer instructions, or with no payment at booking at all when you invoice later. Your booking terms are shown to the guest before they confirm.

Whatever the payment method, the stay posts to the property ledger like any other booking, so it appears in the owner statement without anyone copying it across.

From booking to arrival: guest portal and online check-in

After booking, guests get a link to a guest portal where they can complete online check-in: names, nationalities and identity details for each guest, which many European countries require hosts to register. Identity documents are kept in private storage, visible only to managers, and personal identity data is purged a year after check-out.

The same portal can offer extras you define — early check-in, late check-out, an airport transfer — and a guest request becomes a pending charge on the stay rather than a message someone has to remember to invoice.

Optimising a vacation rental website for direct bookings

A booking engine does not create demand on its own. The managers who get a meaningful share of direct bookings do three things consistently: they give past guests a reason and a link to come back, they make the direct price visibly fair compared with the platform total, and they keep the booking path short — dates, guests, price, pay. A discount code for returning guests is the simplest lever of the three.

Common questions

Is there a commission on direct bookings?

No. There is no commission on bookings made through your booking page. Card payments carry Stripe's own processing fee, paid to Stripe.

Can I embed the booking page in my existing website?

Yes. The booking page can be linked to or embedded in your own site, so guests book without leaving your domain.

How do discount codes work?

You create codes with a percentage, an optional expiry date and an optional maximum number of uses. A valid code applies on top of any automatic discount from your pricing rules.

Does it handle tourist tax?

Yes. Set a per-person, per-night amount and it is added to the quote, then recorded as its own ledger line so it is not counted as owner income.

Can guests check in online?

Yes. After booking, guests receive a portal link to register each guest's details and identity document before arrival.
