A Hemlane alternative if you want software, not a hybrid management service
Hemlane sells a ladder from free DIY software up through repair coordinators and a full management assistant, with a $28 platform fee on paid plans plus a per-unit charge. If you want to keep running the portfolio yourself — with owner statements, mixed stays and a published per-unit price and no service layer — here is how The Property Tool compares.
How they compare
Hemlane is unusual in this set: it is both a software company and a services company. The same site sells a free Starter plan, a Basic software suite, and Essential / Complete packages where Hemlane staff coordinate repairs or handle tenant communication. That hybrid is the product. The Property Tool is only the software side of that split, which makes the comparison a choice about how much of the work you still want to do.
| Area | The Property Tool | Hemlane |
|---|---|---|
| What you are buying | Self-serve software. You (or your team) run the portfolio. | Software, or software plus Hemlane staff for repairs, leasing and tenant communication |
| Paid software pricing | Free for two units, then $2 per unit, dropping to $1.50 and $1; no separate platform fee | Basic: $2 per unit after a 14-day trial, shown as $30/month including a $28 platform fee. Essential $20/unit and Complete $58/unit, each plus the same platform fee. |
| Maintenance | You log, assign and cost maintenance tasks; vendors you already use | DIY tickets on Starter/Basic; Essential adds 24/7 repair coordination and work orders with no repair markups |
| Leasing funnel | No Zillow/Apartments.com syndication; no bureau screening; e-sign of your documents | Advertising to Apartments.com, Zillow and others; $40 tenant-paid screening; Tenant Placement from $695 if you want them to fill the unit |
| Owner reporting | Statements, fees and splits generated from the live ledger, with per-owner logins | Income, expense, cash-flow and lease-ledger reports, with bank sync on the software plans; marketed to owners and to property managers |
| ACH and card fees | Processor rate passed through; no added convenience fee from us | ACH has no fee on Basic and above; cards are 3% across the paid plans |
Hemlane’s ladder, as published
Starter is free forever: advertise to Apartments.com, Zillow and seven more sites, screen applicants (national credit, criminal, eviction and income), and run rental accounting with bank sync, cash-flow and income-statement reports. Basic, after a 14-day trial, is $2 per unit with a $28 platform fee baked into the “$30/mo” example on Hemlane’s pricing page — so one unit is $30, and each extra unit adds $2. Basic adds lease tracking, document storage, e-sign, rent collection with $0 ACH fees, late fees, tenant messaging and tenant perks (insurance and credit-bureau reporting).
Essential is $20 per unit plus the platform fee ($48/month in Hemlane’s one-unit example) and layers on a dedicated repair coordinator, 24/7 emergency support, work-order management, invoicing for repairs with no markups, and state-specific leases, amendments and notices. Complete is $58 per unit plus the platform fee ($86/month in the one-unit example) and adds a property-management assistant for tenant communication, a vetted repair network, repair-price thresholds, VIP support and a local leasing and turnover network. Tenant Placement starts at $695 including a lockbox fee; inspections are $300; Eviction Shield is $4.95 a month. Screening is $40, paid by the tenant. Premium listing to seven exclusive sites is $89 for 30 days.
When the hybrid is the point
If you want someone else to diagnose a leak at 11 p.m., or to answer tenant messages, Hemlane is selling that labour and the software together. That is a different purchase from a $2-per-unit app. Comparing Complete to The Property Tool on software features is a category error — you would be comparing a managed-service bill to a SaaS bill.
Basic is the fair software-to-software row. At ten units Hemlane Basic is $28 + $20 = $48 a month with $0 ACH, listing and screening included. Ten units here are $20 a month with owner statements, mixed-stay calendars and e-sign included, and without listing syndication or bureau screening. Hemlane wins the leasing funnel and the waived ACH fee; this product wins the owner-reporting layer and the short-stay calendar. Neither row is “cheaper” until you know which of those you actually use.
What you still have to do yourself here
Everything operational. Maintenance is a record you own: request, assignee, photos, vendor cost, closed. There is no Hemlane repair coordinator and no 24/7 staff network. Tenant management and messaging are yours. E-signatures send the lease you already have; Hemlane’s state-specific templates and notices on Essential are a real advantage if you do not have those documents.
The trade we do make is the owner side. Statements, splits and the owner portal are the product, not an add-on service. Hemlane’s homepage speaks to rental owners, property managers and agents, and the software plans include income, expense, cash-flow and lease-ledger reports with bank sync. What we could not verify on Hemlane’s public pricing and homepage is a management-fee-and-split owner statement of the kind a manager hands an investor every month. If that document is the job, run it on your own data in both tools before you switch.
Short stays, and the platform fee
Hemlane is explicit about long-term rentals: single-family, multifamily, rent-by-the-room, affordable housing, fifty states. It is not a short-term channel manager. The Property Tool is, with a nightly calendar and optional channel manager. A portfolio that is half Airbnb and half twelve-month leases does not have to live in two Hemlane-class tools.
The $28 platform fee is the other structural difference. It is a floor: one unit on Basic is $30, not $2. Two units on The Property Tool are $0; five are $10; twenty-five are $50. Hemlane’s fee is easy to miss if you only remember the “$2 /unit” headline. Put both numbers on the same napkin before you decide. The pricing page is the napkin on this side.
Moving off Hemlane
If you are on Starter or Basic, the move is a software export: properties, tenants, leases, transactions, documents. If you are on Essential or Complete, you are also ending a service relationship — repair coordination, tenant communication, possibly placement. Do not cut that off mid-work-order. Close open jobs in Hemlane, then move the record.
Screening and listing will not come with you. Tenant Placement, if you used it, is a Hemlane service, not a setting. How to switch covers the data side; the service side is a conversation with whoever has been coordinating repairs.
When The Property Tool is the better fit
If you want to keep doing the work — maintenance, messages, leasing — and what you actually need is a ledger that produces owner statements, splits and a calendar that can hold a short stay, paying for Hemlane staff on top of a platform fee is the wrong shape of purchase.
When Hemlane is the better fit
If you want listing and screening in the same login, $0 ACH on a paid plan, and the option to add a repair coordinator or a management assistant without hiring, Hemlane’s hybrid is the product designed for that, and Basic through Complete should be evaluated as software-plus-labour rather than as a $2-per-unit app.

Common questions
Is The Property Tool cheaper than Hemlane Basic?
At one unit, Hemlane Basic is $30/month including the $28 platform fee and we are free (the first two units). At ten units Hemlane Basic is $48 and we are $20. Hemlane’s price includes listing and $0 ACH; ours includes owner statements and mixed-stay calendars. Compare the bundle you will use, not the headline per-unit figure.
Do you offer a repair coordinator or tenant-placement service?
No. Hemlane’s Essential, Complete, Tenant Placement and Eviction Shield products are services. This is software you run yourself, with maintenance tracking for the work you and your vendors already do.
Does Hemlane include tenant screening, and do you?
Hemlane’s software plans include applicant tracking and $40 tenant-paid credit, criminal, eviction and income screening. The Property Tool does not run bureau reports.
Can I mix short-term rentals with long-term leases?
Yes here — that is a core case. Hemlane’s public site is built around long-term residential. If nightly stays are in the portfolio, do not assume Hemlane will hold them the way a vacation-rental calendar does.
Is there a free plan on both sides?
Hemlane Starter is free forever with listing, screening and accounting. The Property Tool is free for two units with the full operations and owner-reporting product, without listing syndication. Different free, for different jobs.
