Your rentals shouldn't live in five places
For most landlords it looks like this: rent tracked in a spreadsheet, leases in an email folder, repair requests in text messages, and lease end dates kept in your head.
That works until it doesn't:
- A lease runs out and nobody noticed. In most places it quietly rolls to month-to-month. Nobody chose that; it just happened.
- A repair dispute comes down to "when did you tell me?" A text thread doesn't show when the problem was reported, who fixed it, or what it cost.
- Tax season means rebuilding the year from bank statements, because expenses were never tied to the property they belonged to.
- Someone else needs the numbers: a partner, a family member who co-owns a unit, an accountant. Now your spreadsheet has to answer to someone else.
Three jobs landlord software has to do
Rent, leases, and repairs — in one system, on every plan. No extra module to switch on.
Online rent collection
Tenants pay online with automatic reminders and receipts. A late payment is flagged the day it's late, and every payment posts to your ledger automatically. Payments run through Stripe at Stripe's own rate. We add nothing on top and charge no ACH or transaction fees of our own.
See how online rent collection works →E-sign leases
Send a lease, addendum, or management agreement by email. Tenants sign in their browser, and you get an audit trail showing exactly what was signed and when. No per-document fee.
See how e-sign leases works →Maintenance tracking
Each repair request becomes a task with a status, an assignee, and photos. When the work is closed, the cost goes to that property's books — so a dispute is a record, not a text thread.
See how maintenance tracking works →Simple pricing: $2 per unit, everything included
Free for up to 2 units, forever. Every core feature is included. No credit card and no trial clock.
From your 3rd unit, you pay per unit for all your units, at volume rates:
| Units | Price per unit / month |
|---|---|
| Units 1–25 | $2 |
| Units 26–100 | $1.50 |
| Unit 101+ | $1 |
Each rate applies only to the units in that band, so growing never makes your existing units cost more.
What landlords actually pay

| 3 units | $6/mo |
| 10 units | $20/mo |

Common questions
Is it really free for 2 units?
Yes. Up to 2 units is free forever with every core feature, and you don't need a credit card. From your 3rd unit you move to the per-unit plan ($2/unit/month for units 1–25), which starts with a 14-day free trial.
What counts as a unit?
Every separately rented unit counts once: a house, an apartment, or each unit in a building. A building with six apartments counts as six units. Units you delete stop counting.
Are there fees for collecting rent online?
We don't charge any ACH or per-transaction fees. Payments are processed by Stripe at Stripe's own rate, and we add nothing on top.
Are there any add-ons I'll have to pay for?
Only one: the channel manager for short-term rental listings, at $2 per listing per month. Rent collection, e-signatures, the owner portal, maintenance, reports, and data export are all included.
Can I manage a unit I don't own?
Yes. Give the owner their own portal login to see statements and performance, and split income and expenses automatically if a property has more than one owner.
Can I cancel or leave with my data?
Yes. There's no contract and no cancellation or setup fee. You can export all of your data whenever you like.
