Alternatives

A Baselane alternative when you need property management, not only landlord banking

Baselane is banking, bookkeeping and rent collection for real-estate investors: property-level accounts through Thread Bank, automatic categorisation, Schedule E-ready reports and a $0 Core plan. If the gap in your stack is operations and owner reporting rather than where the money sits, here is how The Property Tool compares.

How they compare

Baselane starts at the bank account and works upward into bookkeeping and rent. The Property Tool starts at the property — calendar, tasks, owners — and works downward into a ledger. Both will collect rent and both will show you income and expenses. They are not substitutes. Most of the landlords who search “Baselane alternative” already like the banking and are asking whether they still need a second system for the rest of the work. This page is that question, answered honestly.

Baselane is a bank-shaped product. That is the feature.

Core, on Baselane’s pricing page, is free: unlimited checking and savings, physical and virtual debit cards with spend controls, FDIC insurance via Thread Bank, property-level income and expense tracking, an accountant tax package with Schedule E reports, automated rent with reminders and late fees, and the mobile app. There is no monthly account maintenance fee and no minimum balance. That combination — the rent lands in an account named after the property, the books tag themselves, the tax packet exists in April — is what Baselane is for, and The Property Tool does not attempt it. We are not a bank, we do not issue cards, and we do not publish APY.

Smart, billed at $20 a month on an annual plan, adds AI auto-tagging, tagging rules, custom categories, auto-receipt matching, auto-transfers for low balances, balance-sheet reports, cost segregation, 2-day rent deposits, shared access with role-based controls, and priority support. Baselane’s page does not publish a month-to-month Smart price, so that figure is omitted here.

Where the money rails differ

Baselane’s fee table is public. ACH to an outside bank is $2–$5 per rent payment, waived when the deposit is a Baselane account. Same-day ACH out is 1% capped at $15. Domestic wires are $15, waived at a $50,000 combined balance. Card rent is 3.49% to the tenant. Split rent via Livble is $30+/month. Rent reporting is $5/month. Tenant screening starts at $24.99. Checkbooks are $15; a mailed check is $2. Opening and inactivity are $0.

The Property Tool never replaces those rails. Rent collection sits on a payment processor; we do not add a convenience fee of our own, and we do not waive ACH by requiring you to move operating accounts. If the reason you opened Baselane was “each property should have its own account and card,” keep Baselane for that. This product will not give you a Visa debit card per LLC.

What Baselane does not try to be

A vacancy tool. There is no Zillow syndication, no state lease template library, no TransUnion funnel on the Core feature list — screening is a priced add-on, not the product. A maintenance dispatcher. Tenants can be invoiced for rent; the work of tickets, vendors and turnovers is not the centre of the homepage. A short-stay calendar. Baselane is for rental-property finances, not nightly occupancy.

The Property Tool is those operational layers: booking calendar, tenant management, maintenance, e-signatures, owner statements and the owner portal. It will not produce a Schedule E packet or a cost-segregation schedule. Landlords who want both usually run Baselane (or another bank-plus-books tool) next to a PM system rather than picking a winner. That pairing is a reasonable architecture, not a failure of either product.

Owners, and the $0 vs $2 question

Baselane Core is built for the investor who is the owner. Shared access and role-based controls arrive on Smart, which is the team seat, not an owner-statement portal with a management-fee rule. If your brother-in-law owns 40% of a duplex and expects a monthly statement net of your fee, Core will not generate that document the way owner splits plus statements will. Confirm on your own data before you assume otherwise — Baselane’s public pricing page does not describe that workflow.

Two units here are free, which matches Core’s $0 on price and loses on banking. Ten units here are $20 a month, which matches Smart’s annual sticker and buys operations rather than auto-tagging. Fifty units here are $87.50; Smart is still $20. The crossover is not the interesting number. The interesting number is whether you still need a PM system on top of the bank. If you do, you will pay both. If you do not — because you self-manage long-term doors and the books-plus-rent-plus-accounts are the whole job — Baselane Core is the more complete answer at $0.

Using both, or leaving Baselane

Using both is the common path: Baselane (or another bank) holds the money and the tax packet; The Property Tool holds occupancy, owners and tasks, and exports the ledger your accountant already knows how to join up. QuickBooks and Xero sync are on Baselane’s comparison table; we export rather than claiming a native two-way books integration.

If you are leaving Baselane rather than pairing it, export the transaction ledger, receipts, rent roll and tenant ledger, and do not close the accounts until the last autopay has been redirected. Rent collection cut-over is the risky step, same as with any payments product. Switching property management software still applies for the operational records; the banking records stay with Thread Bank until you move them.

When The Property Tool is the better fit

When the painful part of the month is not “where did this dollar sit” but “what did this property do, who owns it, and what does the owner receive,” you need a property-management ledger with statements and a calendar — which Baselane is not trying to be, and which this product is.

When Baselane is the better fit

When you want property-level bank accounts, cards, bookkeeping that tags itself, a Schedule E-ready packet and rent collection on a $0 Core plan — and you do not need listing, screening, mixed-stay operations or investor owner statements — Baselane is the more complete tool for that financial job.

Common questions

Is The Property Tool a Baselane alternative for banking?

No. Baselane provides property-level deposit accounts through Thread Bank. We do not. If banking is what you wanted from Baselane, this is the wrong page — keep the accounts.

Can I collect rent in both products?

Yes, but pick one as the system tenants actually pay in. Dual autopay is how double charges happen. Online rent collection is the checklist for a single rail.

Does The Property Tool prepare Schedule E?

It keeps per-property income and expenses and exports them. It does not produce Baselane’s accountant tax package, Schedule E report, or cost-segregation schedules. Hand the export to the same accountant you already use.

What does Smart’s $20/month buy that Core does not, and do you equivalent it?

Auto-tagging, receipt matching, faster deposits, shared access, balance sheet and cost segregation, per Baselane’s pricing page. We do not equivalent those banking automations. We equivalent the operations Smart also does not sell.

I have eight doors, each with a Baselane account. Should I add this?

Add it if those eight doors involve other owners, maintenance you need a history for, or any short stays. Do not add it if the accounts, the rent invoices and the tax packet are the entire system you wanted.
