What each input means
Monthly rental income is the rent, or for a vacation rental the average monthly booking revenue across the year — not a peak month. The management fee is the percentage the manager takes of that income. The leasing fee is a one-off charge each time a new tenant is placed, usually quoted as a share of one month’s rent; set new tenancies per year to zero for short-term rentals, where it does not apply.
Maintenance markup is the percentage some managers add on top of contractor invoices, applied here to your annual repair spend. Other monthly fees catch everything flat: technology fees, admin fees, inspection charges spread across the year.
Typical ranges to sanity-check a quote
For long-term residential lets, management fees commonly run between 8% and 12% of collected rent, with a leasing fee of 50% to 100% of the first month’s rent. Full-service vacation rental management usually runs much higher, from around 15% to 30% of booking revenue, because the manager is handling guest communication, turnovers, and pricing every week rather than once a year.

If you are the manager setting the fee
Run the same numbers from the other side: the effective percentage is what an owner will compare you on, so a lower headline rate padded with extras is easy for them to see through. A single, clearly stated fee is often the stronger pitch.

Should maintenance markup be included in the fee comparison?
Yes. A 10% markup on 4,000 of annual repairs is 400 a year, which can be more than the difference between two headline management rates. Include your realistic repair spend to see its effect.
Are management fees tax-deductible?
In many countries, fees paid to a property manager are treated as an expense of the rental business. Rules differ by jurisdiction, so confirm with a local accountant before relying on it.
