Why we built it
Most property management software is built for one of two audiences: enterprise portfolios with an implementation budget, or individual landlords with a couple of units. The people in between — small management companies, co-hosts, and operators running 3 to 50 units on behalf of other people — end up stitching together a booking calendar, a spreadsheet of owner splits, a group chat for maintenance, and a separate inbox for owners.
The Property Tool exists to collapse that stack into one system, without the implementation process that usually comes with it. The booking calendar, maintenance tracking and owner statements are the same data viewed three ways, rather than three products that need reconciling.
Who it is for
Teams managing property on behalf of owners, whether that is vacation rentals, long-term residential, or a mix of both. If you owe someone else a statement at the end of the month, the product is built around your problem.
It is deliberately not built for enterprise multifamily, hotels, or commercial real estate. When another tool is the better fit we would rather say so — which is why the comparison pages include the cases where a competitor wins.
How we work
Pricing is flat and published in full on the pricing page, including what every add-on costs. There is no per-booking commission, no per-transaction fee, and no minimum contract length.
Your data is yours. Export is a built-in feature, not a retention lever, and you can take your bookings, expenses and statements out in a standard format at any time.
