Renters insurance addendum template

A renters insurance addendum makes holding a renters (tenant contents and liability) policy a condition of the lease. The landlord's own building insurance does not cover a tenant's belongings or a tenant's liability for damage they cause, so requiring tenants to insure closes a gap that otherwise ends in an argument after a fire, a flood or a burst pipe.

Set the minimum cover, fill in the brackets and attach it to the lease at signing or at renewal. Then make the requirement real by collecting proof of the policy and checking it is renewed.

Can a landlord require renters insurance?

In most US states and in many other countries a landlord may make renters insurance a lease condition, as long as the requirement is in the lease or a signed addendum and applies to every tenant in the same way. A few places limit it — for example, restricting the requirement for subsidised housing or limiting what a landlord can do if a policy lapses — so check local rules before relying on a remedy in clause 4.

The requirement is usually about liability, not belongings. A tenant who leaves a bath running and floods the flat below causes damage that the tenant's liability cover pays for; without it, the landlord's policy and the downstairs neighbour's insurer end up pursuing the tenant directly. Requirements in the US commonly ask for personal liability of 100,000 to 300,000 dollars per occurrence, which most standard renters policies include at modest cost. A clause nobody checks protects nobody. Collect the declaration page at move-in, record the expiry date, and ask for the new one at each renewal.
